Q.

How do I view a property?

Property viewings are arranged through the property manager. We organise a time that suits applicants, ourselves, and the property owner. Sometimes there are group viewings, and sometimes there are private viewings. A tenancy application must always be completed, and received by Moore Rentals, prior to viewing any property we have listed.

How do I pay rent?

All rent must be paid to our bank account by Automatic Payment (AP). Rent in most cases will be either one or two weeks in advance.

Do I need to pay a bond?

Yes, generally you will have to pay a bond. Most property owners collect a bond - the details around this are stipulated in our tenancy agreements. The bond is held by Tenancy Services in Wellington. Bonds will typically range from two weeks of rent, up to the legal maximum of four weeks rent. A Landlord can never ask for more than four weeks rent worth of bond.

Whats the difference between periodic and fixed term tenancies?

Periodic Tenancy: This means the tenancy is not drawn up for a specific term. Moreover, you can vacate the property at any stage by giving the minimum 21 Days Notice in writing to the landlord.

Fixed Term Tenancy: This means the tenancy starts and ends on a specific date, which will be written and agreed upon in the tenancy agreement. This is legally binding. If either party wishes to cancel the tenancy (before the expiry date), this will need to be agreed upon by both parties. If an agreement can not be reached, then only the Tenancy Tribunal can grant an early exit.

How do I get maintenance work done?

There is a form online that that can be filled out - we only recommend this for non-urgent work. Any work that is urgent or you are unsure about, please phone us directly. Sometimes small issues can become major, if you are ever unsure about the severity of an issue, please do not hesitate in calling us.

Q.

Do I need a tenancy agreement?

Yes, you have to complete and sign a Tenancy Agreement. This is only done once you have found a home, and choose to agree to our terms and conditions. The tenancy agreement becomes legally binding between the tenant and the landlord. Both parties must keep a copy of the agreement.
