Welcome Current and Prospective Tenants
At Moore Rentals we value all of our clients, and we want to make sure all of our tenants are comfortable and have a place they are proud to call home. We understand that having a rental property, and a property manager can sometimes be daunting, but we promise to be upfront, honest, fair, kind and transparent with you. At Moore Rentals we want you to know that we are always approachable, and you can always contact us with any concerns or requests that you may have. It is important to us that you are 100% satisfied with your home, because your satisfaction tells us that we have done our job properly.
Rental Property Viewings
If you have seen a rental property that you would like to view, please fill in our Tenancy Application Form. We do check all received forms throughout the day, so there is no need to contact us directly. You cannot apply over the phone nor can you come into the office. You cannot view a property without having completed a Tenancy Application Form. Often, but not always, we will hold group viewings and show multiple applicants through a property at the same time. We will not give out any address, nor will we invite you to a property viewing, without having completed the application form. It is important for us to be able to identify all viewers. We will collect all applications for a property and then organise a viewing time – all suitable applicants will be notified. It is important that you arrive on time so that you do not miss the viewing. If you can no longer make a viewing time, please let us know a reasonable amount of time beforehand.
If your property needs maintenance, we would like to know about it straight away. We do not want you to feel as though your maintenance requests are a bother to us. We always want you to feel as though you can approach us. If left unchecked, maintenance issues can sometimes become a greater problem.
All general repairs and non-urgent matters please fill in our Maintenance Request Form.
If you would like to discuss your maintenance request, please phone our office. Sometimes we may not be available to take your call right away, so if you choose to leave a message then please state the address of your property, your full name, and an accurate description of the issue – we check our voice messages frequently.
If your maintenance request is an emergency, please contact our office directly or call Maureen after hours on 027 490 6490.
You are responsible for getting your own utility connections established at your rental property unless stated otherwise. This includes but is not limited to gas, electricity, Internet, telephone.
Rent is to always be paid on time and in advance. Please refer to your tenancy agreement for more details, or alternatively you can contact our office with any questions.
Property Keys and Locks
Once a move-in date has been established, and all monies are paid, Moore Rentals will give you a set of keys. You can only cut keys and/or change locks with Moore Rentals’ permission. If you need additional keys, you will be required to pay for these.
Tenant Inspection Report
When you take over your new property, you will be supplied with a form that you must complete, sign, and return to our office. This must be done within 48 hours and the form should be free from error. You will be noting any damage or issues with the property. If you fail to complete this form, then the Moore Rentals ‘Pre-tenancy Condition Report’ will be regarded as an accurate representation, of the home in which you are renting. We conduct our own report of the property’s condition before you move in. Your report is considered an extra safeguard, which helps to protect yourself, and Moore Rentals from any arising condition disputes.
Quarterly Property Inspections
We conduct property inspections three-monthly. You will be notified in writing 7-14 days prior to the inspection date. One of our property managers will carry out the inspection. It is not necessary for you to be present unless you choose to be.
Ending the Tenancy
Under The Residential Tenancies Act 1986, you are required to provide a minimum of 21 days written notice, with your intention of vacating the home. This is non-negotiable.
